Luxury Accommodation in Derbyshire!

Holly House, also known as Hollywood House, is a large self-catering group house in Blackbrook near Belper, Derbyshire. Sleeping up to 40 guests across 16 bedrooms, it offers generous indoor and outdoor space for family gatherings, milestone birthdays, retreats, corporate stays and organised group weekends.

The house includes spacious shared areas, flexible dining space, a cinema room, games room, gardens and optional extras including a hot tub, seasonal swim spa and Arctic Cabin. It works well for groups who want space to eat, relax and spend time together in a private countryside setting.

The large conservatory provides flexible space for group dining, meetings, yoga, workshops and approved private dining or hosted activities by prior arrangement.

Holly House is professionally managed and best suited to respectful groups looking for a comfortable private house rather than a nightclub-style party venue. Day guests, caterers, private dining and hosted activities must be agreed in advance and are subject to house rules, quiet hours and neighbour-friendly policies.

Fabulous Socialising Spaces

The magnificent dining conservatory at Holly House with its own bar can host up to 90 guests! Depending on your needs, this room can be styled to suit retreats, corporate events or as a place to celebrate those special milestone birthdays!

Adjoining the dining area are two spacious living rooms, combining comfort and elegance, allowing guests to retreat for their own relaxation.

The large catering kitchen area is ideal for all your culinary requirements from simply making a quick cuppa before the day starts to the full needs of outside caterers to prepare a banquet to suit your requirements. With two kettles, a toaster, microwave, oven, stove, large fridge and freezer, two dishwashers and quality catering equipment, you have everything you could need to cater for your large group gathering.

The games room with pool table will keep everyone entertained, or why not enjoy a sing along on the karaoke machine, or a chilled movie night in the cinema room.

Luxurious Outdoor Facilities

The outside space at Holly House is equally as special! Leading on from the dining conservatory is a fabulous terrace with far reaching views of the Derbyshire Countryside which can be enjoyed from its stylish outdoor seating.

Guests can also relax in the luxurious 13ft swim spa or unwind in the hot tub while soaking up the sun on the loungers.

Holly House’s enchanting woodlands, adorned with bluebells in the spring, is home to a cosy arctic cabin perfect for keeping cosy in the cooler months and toasting marshmallows whatever the weather!

There are bedrooms on the first floor, attic floor, basement floor and in the garden room. And, this is where you’ll have access to different parts of the house according to your group size.

The number of bedrooms available to you will depend upon your group size and the vast majority of beds can be configured either as a Super king bed or two single beds:

First Floor Bedrooms & Bathrooms
For Groups of 23 people in ten bedrooms:

Maple (sleeps 2 to 3 people) – Super king (or twin singles) plus an additional single bed with an en-suite shower room

Sycamore (sleeps 2 to 3 people) – Super king (or twin singles) plus an additional single bed and an en-suite bathroom

Cedar (sleeps 2 people) – Super king (or twin singles) and en-suite shower room

Chestnut (sleeps 2 people) – Super king (or twin singles) – shared shower room

Yew (sleeps 2 people) – Super king (or twin singles) – shared shower room

Beech (sleeps 2 people) – King bed and en-suite shower room

Oak (sleeps 2 to 3 people) – Super king (or twin singles) with an additional single bed and en-suite bathroom

Pine (sleeps 2 people) – Super king (or twin singles) and en-suite shower room

Willow (sleeps 2 people) – Super king (or twin singles) and en-suite shower room

And

The Garden Room (outside) (sleeps 2 people) – Double bed and en-suite shower room

Attic Floor Bedrooms & Bathrooms
As the group size increases to between 24 and 31 people, in 11 to 13 bedrooms and bathrooms which are opened on this floor:

Cherry Blossom (sleeps 2 people) – Super king (or twin singles) and shower room next door

Magnolia (sleeps 2 to 3 people) – Super king (or twin singles) plus one additional single bed and en-suite shower room

Silver Birch (sleeps 2 to 3 people) – Super king (or twin singles) plus one additional single bed and en-suite shower room

Basement Bedrooms and Bathrooms
For Groups between 32 and 40 people in 16 bedrooms and we open the bedrooms and bathrooms on this floor too.

Ash (sleeps 2 to 4 people) – Super king (or twin singles) plus one additional single bed and en-suite shower room

Dogwood (sleeps 2 to 3 people) – Super king (or twin singles) plus hidden single bed – shared shower room

Ivy (sleeps 2 people) – Double bed- shared shower room

If you do want single occupancy you will have to pay for the number of people that would be able to sleep int the ‘open’ bedrooms. ie. additional fees apply for single or double occupancy on certain rooms.

Perfectly Located in the Derbyshire Countryside

Holly House is tucked away at the end of a private road on the outskirts of Belper, surrounded by the beautiful Derbyshire countryside. The village of Belper is just 1.5 miles away, and the local pub is less than a mile!

There are many Derbyshire and Peak District attractions for all the family to enjoy. The Crich Tramway Village provides a great day out and is just a 15-minute drive away, as is Carsington Water with a selection of water sports and bike hire.

A drive into the nearby Peak District National Park is a must, with so many pretty villages and picturesque walks to enjoy. However, there are so many walks to enjoy from the door, such as Alport Heights, proving panoramic views of the area, or a leisurely stroll along the Cromford Canal.
